Window notes are some of the most common items in a home inspection report around Akron, where many homes are decades old and every winter tests seals, frames and caulking. Here's what common terms usually mean. Your inspector saw the house, so rely on their findings and ask them about anything unclear.

Glass

Failed seal / fogged IGU — The insulated glass unit has lost its seal and moisture has got between the panes. The glass can often be replaced without a new window. See foggy windows and failed seals.

Cracked pane — Broken or cracked glass that should be replaced.

Safety glass not observed — Glass near doors, tubs, stairs or low to the floor may need to be tempered. Older homes often predate the rule.

Operation

Inoperable / painted shut — The window wouldn't open, often from paint or swelling. Bedrooms in particular should have working windows.

Broken sash cord / balance — The sash won't stay up. Balances or cords can usually be replaced.

Missing or damaged screens — Minor, but worth noting for summer.

Frames and water

Wood rot at sill — Soft or decayed wood, usually at the bottom of the frame or sash. Small areas can be repaired; widespread rot points to replacement.

Missing / deteriorated caulk or flashing — Gaps that let water behind trim and siding.

Water staining below window — A sign of past or ongoing leaks or heavy condensation.

Safety and older homes

Egress concern — A bedroom window, often in a basement, may be too small or too high to serve as an emergency exit. See adding an egress window.

Possible lead paint (pre-1978) — Older painted windows may contain lead. Repairs should follow lead-safe practices.

How serious is it?

  • Monitor: worn caulk, a few foggy panes, missing screens.
  • Fix soon: broken balances, painted-shut windows, small areas of rot.
  • Before closing: broken glass, active leaks, bedrooms without a usable exit window.
